Richard is such a genuine nice man, above and beyond with his helpfulness could not fault a thing, rooms clean and tidy and extremely spacious and cleaned daily, beds very comfy, would definately recommend and stay here again breakfast was delicious 😁

Honestly simplicity is the best way to describe this place, I bumped into some of the staff and they were so nice and even on new years eve I loved the nice touch of having short bread, sweets and a wee dram, I will be back I am sure

Second time staying here and could not fault anything, nice and quiet location while being close to the city centre via bus! The nice addition of a free breakfast was lovely too, all in all a lovely place to stay

Very well organized and cozy rooms with quiet neighbourhood. Loved the breakfast served each morning to room which helped me start my day. The hosts were wonderful and pleasant people. Busses are also across the street going into the city which made it very convenient to go back and forth. I enjoyed my stay as a solo traveller and will be back.

What a beautiful guesthouse and what a comfortable room! Everything was very clean and in pristine condition. I liked the breakfast, made to order and delivered to my room with some kind words and a big smile from Richard. :-)

such a fantastic property ~ Richard & Maki were brilliant hosts, and the house itself had everything we needed for a short trip to Edinburgh. extremely comfortable beds inside large rooms, super clean facilities, the breakfast was a really lovely touch & the flexibility was really appreciated . location was great too , only a few minutes walk away from the bus stop and ten minutes later you were in the town centre !!!! would thoroughly recommend and we plan to return ! 🤗👍

Room easily accessible by transport. The service is excellent and includes both the hearty breakfast with plenty of choice and the cleaning service. The facility also has adaptors for the sockets. The owner is very helpful and kind

The location was great. A quiet residential area close to Pollock Halls. The bathroom is small but there were plenty of shelves for your toiletries, often lacking in many places. There is fresh coffee and a cafetière in the room! I like the keyless system too. Breakfast is tasty and plenty to choose from. Having it delivered to your room is great. The host is friendly, helpful and welcoming. The room was spotlessly clean.

All so good easy access to bus station which very near to the city centre and the host is so friendly the room are all good and the breakfast is just so nice

This guest house was perfect, it was clean, amenities were incredible, staff were amazing, I will 100% come back x Richard was so polite, helpful, kind, it makes all the difference when you're away from home x The whole of the place is absolutely spotless, can't fault it in anyway x
